Can I convert my basement to a suite without permits and 'just legalize it later'?

Technically yes, but you'll pay for it twice. Retroactive inspections often require opening finished walls to verify insulation and firestopping. Do the permits up front.

Does an illegal suite affect my ability to get a mortgage?

It affects how much rent counts toward qualifying. Most lenders exclude income from illegal suites entirely, which lowers your maximum purchase price.

How long is the Registry listing valid?

Indefinitely — the suite stays on the Registry as long as it remains a suite. If the property is de-converted back to a single-family home, the listing can be removed.

Can I run an Airbnb from a legal secondary suite?

Only with a valid Short Term Rental Business Licence from the City. Some communities and condos restrict short-term rentals further.

What if the seller says it's legal but it's not on the Registry?

Ask for the permit history. If they can produce a closed Building Permit for a secondary suite, the Registry may just be lagging. If they can't, treat it as illegal.

Do I need separate utility meters?

Not legally, but shared meters mean shared bills. Most Calgary suite landlords include utilities in the rent and price accordingly.
