Sourcing
Listing data on LegalSuites.ca is sourced from the Canadian Real Estate Association's Data Distribution Facility (CREA DDF®). Editorial content is written from City of Calgary bylaws, the Alberta Building Code, City-published guidance, and CREB® aggregated statistics. Third-party facts are linked to the underlying source wherever possible.
Authorship
Guides are edited by the LegalSuites.ca team under Dusko Sremac, REALTOR® (Real Estate Partners YYC at Real Broker). Content reflects general market experience and public sources — it is not legal, tax or engineering advice.
Update cadence
MLS® listings resync from the DDF® feed roughly every 6 hours. Guide chapters are reviewed at least annually and whenever a relevant City bylaw, permit process or building-code amendment takes effect. Each guide page shows its last-reviewed date.
DDF classification methodology
Every listing is classified as legal, illegal / non-conforming, unclassified, or no suite indicated. The classifier combines structured DDF fields with a keyword scan of the public remarks (for example "legal secondary suite", "development permit", "non-conforming suite"). The matching phrase is quoted on each listing page as evidence. The classification is an interpretive estimate — not a legal determination.
City registry verification
A suite is only formally legal in Calgary when it appears on the City of Calgary Secondary Suite Registry. Buyers and their REALTOR® should confirm every candidate property against the City of Calgary Secondary Suite Registry before removing conditions. See the Registry guide for details.
CREB® aggregation rules
Any market statistics published on LegalSuites.ca are aggregated CREB® figures (medians, ranges, quadrant averages). We do not publish individual sold prices, sold history on specific addresses, or non-public listing information. Individual sold data is available directly through a licensed Alberta REALTOR®.
Team vs. third-party attribution
Listings represented by Dusko Sremac (ListAgentKey 2028187) are labelled with a Dusko / Real Estate Partners badge. Listings held by other agents at Real Broker are labelled "Listed with Real Broker" without implying Dusko represents them. Every other MLS® listing shows the source brokerage as identified in the DDF® feed. Nothing on this site should be read as solicitation of a property already under representation.
