This is LegalSuites.ca's canonical Calgary search: every active MLS® home we classify as carrying a legal secondary suite — a self-contained dwelling permitted by the City of Calgary, built to the Alberta Building Code, and listed on the City's Secondary Suite Registry.
"Legal" here is a status of the suite, not just the property. Since Calgary's 2024 blanket rezoning most residential districts permit a suite by right, but the physical suite still has to be permitted, inspected, and registered. A home that could legally add a suite tomorrow is not the same as a home that already has one — and our filter shows the second group only.
How we classify each listing
Every listing arrives from the CREA DDF® feed with structured fields (zoning, subtype, bedroom counts) and free-text remarks. Our parser looks for explicit language ("legal secondary suite", "illegal suite", "non-conforming", "suite illegal") together with corroborating fields, and buckets each listing into legal, illegal / non-conforming, unclassified, or no-suite-indicated. Before you write an offer
- Confirm the property against the City's Secondary Suite Registry.
- Ask for the permit number and final occupancy inspection report.
- Have an Alberta-qualified inspector verify egress, separation and mechanicals.
- Confirm your lender will count suite income for qualification.
